# Mesquite and Garland Both Crack North Texas's Top 3 for Economic Development Deals

The Dallas Business Journal's latest ranking of North Texas economic development deals has two East DFW cities in the top three. Mesquite came in second among 26 cities, and Garland came in third, behind only Fort Worth in the number one spot.

**What's Actually Happening**

The ranking covers deals closed in 2024 and was highlighted by the City of Mesquite in mid-December 2025.

Mesquite landed 13 deals valued at about $2 billion, roughly $1.6 billion residential and $400 million commercial.

The largest projects named include Solterra Texas at $1.4 billion, Talia at $202 million, and Hithium at $200 million.

Garland ranked third, with Dallas fourth, Allen fifth, and Arlington sixth.

**Why It Matters**

These deal counts are not just headlines. Residential projects at this scale bring new households, and new households call HVAC, plumbing, electrical, and roofing companies. Commercial deals bring construction and tenant build-out work. East DFW is not an overlooked corner anymore. It is where a lot of the region's dealmaking is happening.

**The Move**

If you run a service business near these projects, start building relationships with the builders and property managers now, before the new homes and tenants arrive. If you are an investor, notice that the growth story is already being measured and ranked, which means the window to get in early keeps narrowing.
